A medium sized developer and contractor in North Down has a new opportunity for a Senior Quantity Surveyor to join the team.
With a reputation for delivering high-quality projects, they are seeking an experienced and motivated Quantity Surveyor to join our team and support our continued growth.
The Quantity Surveyor will play a critical role in overseeing cost management and ensuring the financial success of construction development projects. The successful candidate will be responsible for budgeting, cost planning, and contract and subcontract administration across all stages of developments.
Key Responsibilities:
- Cost Estimation & Budgeting: Prepare detailed cost estimates, budgets, and feasibility studies for upcoming development projects.
- Tender Management: Lead the tendering process by preparing tender documents, evaluating sub-contractor bids, and providing recommendations to ensure competitive and cost-effective procurement.
- Contract Administration: Draft, manage, and evaluate construction contracts, ensuring compliance with company policies and regulatory standards.
- Cost Control & Monitoring: Track project expenditures against budgets, identify cost overruns, and provide solutions to maintain profitability.
- Valuations & Payments: Conduct valuations of work done, prepare interim payment applications, and manage payment processes for contractors and subcontractors.
- Change Management: Assess, negotiate, and manage variations and changes in project scope, ensuring any impacts on cost or timeline are well-documented and approved.
- Risk & Value Management: Proactively identify cost risks and opportunities for cost savings; contribute to the value engineering process to ensure project efficiency.
- Reporting & Forecasting: Prepare regular cost reports, forecasts, and financial statements to support project decision-making and provide updates to senior management.
- Stakeholder Collaboration: Work closely with project managers, architects, engineers, contractors, and other key stakeholders to support successful project delivery.
- Post-Project Review: Assist in final account settlements, project close-out procedures, and cost performance reviews to identify areas of improvement.
Skills and Qualifications
- Education: Bachelor's degree in Quantity Surveying, Construction Management, or related field.
- Experience: Minimum 5 years of experience as a Quantity Surveyor within property construction, fit-out or a similar field.
- Technical Knowledge: Strong understanding of construction methodologies, building regulations, and contract law (e.g., JCT, NEC contracts).
- Cost Management Tools: Proficiency in cost management software and MS Office suite. Experience with software such as Procore, Bluebeam,
- Analytical Skills: Strong numerical, analytical, and problem-solving abilities with an eye for detail.
- Communication: Excellent written and verbal communication skills, with the ability to liaise effectively with internal teams, clients, and external contractors.
- Negotiation & Decision-Making: Ability to negotiate contracts, variations, and costings, and make informed decisions to benefit the project.
- Time Management & Organisational Skills: Ability to handle multiple projects simultaneously, prioritise tasks effectively, and meet deadlines.
- Professional Accreditation: Membership or working towards membership in professional bodies such as RICS or CIOB is advantageous.
