Location: Dublin City Centre, Ireland

Project Overview:

  • Hotel Project: Construction of a luxury hotel with over 100 rooms, including amenities such as a restaurant, bar, fitness centre, and conference facilities.
  • Apartment Project: Development of a medium-sized residential apartment complex including underground parking, communal areas, and green spaces.

Position Summary:

The Contracts Manager will oversee and manage the contractual aspects of both the hotel and apartment projects in Dublin City Centre. This role requires ensuring that all contractual obligations are met, managing relationships with contractors and subcontractors, and ensuring projects are completed on time, within budget, and to the highest quality standards.

Key Responsibilities:

  • Contract Management:
    • Draft, review, and negotiate contracts with contractors, subcontractors, suppliers, and clients.
    • Ensure all contracts comply with legal and regulatory requirements.
    • Manage contract lifecycle from initiation to completion, including amendments and close-out.
  • Project Oversight:
    • Coordinate with project managers to ensure contract terms are being adhered to.
    • Monitor project progress, addressing any contractual issues that arise.
    • Ensure timely delivery of project milestones and final project completion.
  • Financial Management:
    • Manage project budgets and ensure cost control measures are in place.
    • Review and approve invoices and payment applications.
    • Conduct financial forecasting and reporting.
  • Risk Management:
    • Identify potential risks and develop mitigation strategies.
    • Ensure all insurance and bonding requirements are in place.
  • Compliance and Quality Control:
    • Ensure all work complies with relevant health and safety standards.
    • Oversee quality control processes to ensure high standards are maintained throughout the project.

Qualifications and Experience:

  • Education:
    • Bachelor’s degree in Construction Management, Engineering, Quantity Surveying, or a related field.
  • Experience:
    • Minimum of 7-10 years of experience in contract management within the construction industry.
    • Proven experience managing large-scale construction projects, preferably within the hospitality and residential sectors.
  • Skills:
    • Strong understanding of contract law and construction regulations in Ireland.
    • Excellent negotiation and interpersonal skills.
    • Proficiency in project management software and Microsoft Office Suite.
    • Strong financial acumen and experience in budget management.
    • Exceptional problem-solving and decision-making abilities.
    • Strong organizational and time management skills.
