PROPERTY SERVICES TECHNICAL INSPECTOR (Electrical Inspector)

 

JOB PURPOSE:

The company is a multi-professional in-house operation which manages and supervises the Planned Scheme Improvement programmes in a commercially competitive environment. It also provides an inspection and reporting service to Design Services in relation to the provision of Adaptations for People with Disabilities.

The post holder provides an inspection and measurement service on allocated construction sites, ensuring contract standards are maintained in respect of Statutory Regulations, materials and workmanship. The post holder inspects and measures works completed at various stages throughout construction, maintains detailed records, and forwards these records and measurements to the Contract Administrator/Project Manager/Clerk of Works.

 

RESPONSIBLE TO:            Area Inspectorate Manager

MAIN DUTIES:

 

·         Inspect the works specifically including but not limited to Electrical installation, at various stages of construction and provide written reports on compliance with Executive Specification and Statutory Regulations, as well as standards of workmanship and materials;

 

·         The post holder must also have access to a form of transport which will permit them to carry out the duties of the post;

·         Immediately advise Contract Administrator/Project Manager of any non-compliance that requires urgent attention;

·         Measure the works carried out at various stages of construction, including but not limited to first fix, second fix and completion;

·         Provide written reports of measurements and dimensions, with particular reference to any variations from the proposed measurements, or any aspect of the work that could give rise to a compensation event;

·         Carry out surveys, prepare written reports and assist the Project Manager/Contract Administrator in the preparation of schedules of defects;

·         Report on whether variations and omissions to the contract are properly executed and that corrective action has been taken on all listed defects prior to completion and handover;

·         Prepare formal documents and reports in relation to weekly progress, defects, materials and installation testing, handovers, practical etc. as required;

·         Make and retain a complete record of all relevant matters, including completing forms, maintaining a daily diary and taking/storing digital photographs, and keep the Project Manager/Contract Administrator/Clerk of Works fully informed, through specified reporting arrangements;

 

·         Maintain an organised, up-to-date filing system of both paper and electronic versions of information;

·         Record and file information using both mobile technology and desktop computers as required, adhering to the Organisations File Plan;

·         Maintain information, measurements and reports for the purpose of measuring and reporting KPIs and participate in this measurement as required;
